Our Flat Roofing Systems

We install three types of roofing systems: hot, inverted, and cold. Learn more about each system below!

Hot Roofs

Hot roofs have insulation installed above the roof deck, typically right under the roof sheathing. This creates a continuous thermal barrier that minimises heat loss in winter and heat gain in summer. A vapour barrier is also installed directly beneath the insulation to stop moisture from reaching the roof deck.

Hot roofs cost more upfront than their cold roof counterparts because of the extra materials and labour, but they offer much better insulation and are far less likely to have condensation problems since the roof deck stays warmer. This is why most roofing experts recommend this system over cold roofs.

Inverted Roofs

Inverted roofs are essentially "flipped" versions of warm roofs. In this design, the insulation is placed above the waterproofing membrane, shielded from the weather, temperature changes, and UV rays by a layer of gravel or paving stones (ballast).

These roofs are ideal for areas with foot traffic, such as balconies or green roofs. However, they do require a sturdy structure to support the weight of the insulation and ballast.

Cold Roofs

In a cold roof system, the insulation is placed between the rafters (ceiling joists), creating a ventilated air gap between the insulation and the underside of the roof deck.

Cold roofs have a thinner profile because of the limited space between rafters and are generally less expensive to install. However, they’re vulnerable to condensation in the roof cavity, as it's challenging to form and maintain an effective air and vapour control layer (AVCL) below the insulation and provide adequate cross ventilation above the insulation. They’re not recommended in most properties for this reason, with some exceptions - for example, if there are height restrictions.

The primary difference between these roof types lies in the placement of the insulation layer:

  • A cold roof has insulation installed in the roof void, below the roof deck. This type of roof is more prone to condensation and heat loss, which is why it’s less common these days.
  • A warm roof has insulation placed on top of the roof deck, before the waterproofing membrane. This creates a warmer roof surface, reducing the risk of condensation and improving energy efficiency.
  • An inverted roof is similar to a warm roof but with an additional layer of ballast or gravel on top of the insulation. This provides extra protection for the waterproofing membrane and can help to reduce heat gain in summer.

The duration of a flat roof installation varies depending on the size of the roof and the chosen material.
